Time Line Commitment is a limited guarantee program that The Mortgage Co will provide a closing cost credit $1000 if due to some fault of The Mortgage Co, it’s originators or employees a purchase transaction does not close until after the contract date. Contracts must be written for a minimum of 30 days. Time Line Commitment does not apply if the loan does not close due to events beyond The Mortgage Co’s control, including, but not limited to delays cause by property appraisal, property condition or property value, error or omission on behalf of the title company, second lien holders, short sale approval, or loan conditions imposed that are not met in a timely manner by any party when The Mortgage Co exercises the necessary due diligence to meet those requirements. Time Line Commitment does not apply to all loan programs and does not apply if the buyer or seller terminate the purchase contract for any reason.
